Italian fashion house Missoni partners with Norfin for new luxury development in Costa da Caparica

The new Aroeira Collections by Missoni aims to bring fashion-led design to upscale coastal living in Portugal

Italian fashion powerhouse Missoni, celebrated globally for its distinctive patterns and vibrant colour palette, has unveiled its debut into Portuguese real estate through its partnership with Norfin SGOIC, a key player in real estate investment management in Portugal, to develop Aroeira Collections, a residential and touristic project located just south of Lisbon, in the picturesque Costa da Caparica.

Curated by Missoni’s Artistic Director, Alberto Caliri, and designed by acclaimed Portuguese architects Ana Costa, João Favila Meneses, and Pedro Domingos, the project aims to reinterpret the concept of upscale coastal living by blending Missoni’s iconic design with architectural sophistication.

With an estimated investment of €200 million, Aroeira Collections is expected to contribute significantly to the local economy. It is also being developed with sustainability in mind, featuring a landscape design that uses only native plant species and avoids the use of new earth, minimising ecological disruption.

The project will include 138 hotel apartments, featuring one- and two-bedroom units, and 40 additional apartments with two- and three-bedroom configurations, also encompassing 24 houses ranging from two to four bedrooms, and 28 villas offering three- to five-bedroom options.

Speaking on the collaboration, Alberto Caliri noted: “Bringing Missoni’s aesthetic to life in a residential space has been an exciting challenge. We wanted to create an environment that embodies our brand’s signature artistry whilst maintaining a connection to the natural surroundings.”

Francisco Sottomayor, CEO of Norfin Group, added: “The Aroeira Collections by Missoni is more than a residence – it is a living conversation between generations and cultures. This project offers a quality-driven living experience where refined design meets the tranquillity of nature, catering to those seeking a seamless blend of elegance, comfort, and an extraordinary coastal setting”.

The interiors will incorporate select reissued furniture pieces from Atelier Daciano da Costa, a studio known for its role in Portuguese design history. The reissue is being led by Inês Cottinelli, CEO of the atelier and daughter of the late designer. The collaboration brings together elements of Portugal’s design heritage with Missoni’s contemporary aesthetic.

“This piece is a dialogue across time. It honours the vision of my father whilst embracing the bold, joyful spirit of Missoni”, shared  Inês Cottinelli. “We believe design should carry stories – of place, people, and purpose – and this collaboration does just that”.

The development will also include the Aroeira Collections Hotel, designed to welcome both residents and guests, planned in accordance with the EU Taxonomy for sustainable activities, with the hotel aligning with LEED certification standards for sustainable building design.

The site’s golf facilities, featuring two renowned 18-hole courses, have recently been upgraded and now hold the distinction of being Portugal’s only PGA-accredited resort, rebranded as PGA Aroeira Lisboa. This marks a significant investment in the area, starting with the full renovation of the historic PGA Aroeira No. 1 course, originally designed by Frank Pennink. The second course, PGA Aroeira No. 2, designed by Donald Steel and a former host of the Ladies European Tour, is scheduled for a full upgrade in 2025.

For the future, there are plans for a new clubhouse and a hotel, further solidifying Aroeira’s leading position in Portugal’s golf scene.

Beyond golf, Aroeira will also be a place “where residents can enjoy access to a health centre, two pools, tennis and padel courts, a restaurant, children’s play areas, and 24-hour reception, encapsulating a complete and elevated lifestyle”.

Sales for the Aroeira Collections by Missoni launched in May, with construction set to begin in the third quarter of 2025, and completion expected in 2027. A dedicated showroom at the Aroeira Golf Clubhouse is open for visits.
