Just 10 minutes away from Vilamoura Marina, there is a new residential concept emerging, where architectural excellence meets sustainability.
The Arcaya development aims to create “the ultimate living destination” and provide residents with year-round wellness and quality of life, as well as a connection with nature in a serene and sophisticated environment.

About a year ago, this new concept was unveiled at Quinta do Morgadinho, a 68-hectare estate.
The project was the brainchild of Bondstone, a property investment and asset management company founded in 2016, which picked this area due to its proximity to the beach, golf courses, airport, marina, shops and restaurants.

“Our vision was unmistakable: an untouched forest, ripe for regeneration, with the potential to evolve into a truly outstanding residential community, shaped by its remarkable layout and extraordinary location,” says Paulo Loureiro, CEO of Bondstone.
Inspired by nature and the region, Arcaya, which aims to be “a pioneering example of sustainable transformation in the Algarve”, is grounded in an architectural vision that embraces the most innovative trends in eco-conscious construction and contemporary design.

The fluid, organic construction allows for a seamless integration between indoor and outdoor spaces, whilst “ensuring respect for the surrounding ecosystem and enhancing the sensory experience through lush gardens, nature trails, and exclusive amenities”, notes the CEO of Bondstone.
Attention to innovation and exclusivity is also clear in this development comprising 48 four-bedroom detached villas, built in three different styles – named Terracotta, Timber and Sand – with a total construction area between 240sqm and 390sqm, set in plots ranging from 1,000sqm to 2,000sqm, with two to three floors featuring a basement, large outdoor areas, private pool, living and dining areas, gardens and terraces, with prices starting at €1,950,000 and delivery scheduled for the end of next year.

The project also includes 32 three-bedroom Sunset Villas, with 165sqm of total private area, two floors, a 122sqm to 393sqm garden and an exclusive swimming pool, with prices starting at €1,070,000 and delivery scheduled for the end of 2027; and, finally, 21 plots for the construction of custom-built houses, with prices starting at €900,000.
In the latter case, potential buyers can visit the plots to see all the options and types available, allowing them to assess which one best suits their needs.

“Our support is comprehensive, from the moment of reservation to final delivery. For those wishing to create a bespoke home within the established guidelines, there is also the option to purchase a plot. In such cases, the architecture and construction projects are managed by the client,” explains Paulo Loureiro, adding that construction can proceed immediately.
Eco-friendly practices are at the centre of Arcaya, from the selection of natural materials, such as wood, to the design of the energy system and intelligent water management, designed to protect environmental heritage and address the growing demand for conscious lifestyles, without sacrificing comfort and sophistication, reveals Paulo Loureiro.

He also highlights plans for a 40% reduction in water consumption for irrigation, part of a regenerative philosophy that extends to infrastructures designed to favour sustainable solutions, such as solar energy production through photovoltaic panels, charging stations for electric vehicles, and systems for heat recovery and natural ventilation.
The durability of materials is another major concern, along with construction techniques that minimise the overall carbon footprint.

Another key element is the design, with Scandinavian and Mediterranean references reinterpreted with a Portuguese soul, and the landscaping, designed to preserve native flora and existing ecosystems and promote soil regeneration and biodiversity.
“The homes are sensitively adapted to the land’s natural contours, respecting its morphology and minimising ground impact,” notes the CEO.

Sand
The architectural design, by the Spanish studio Batlleiroig, and the interior design, by the Portuguese studio Andrez Andrez, both explore cosy minimalist lines, combining soft organic tones with the natural setting, creating the experience of living in an “infinite garden”.

Sales began in May 2024 and with two more launches in new sectors, Arcaya is classified as “a sustainable transformation to create a new way of life and well-being” and aims to be “a model for the residential developments of the future where nature, design and quality of life merge in an exemplary and inspiring way”.

It features a clubhouse, restaurants, a wellness centre, a gym, a co-working space, swimming pools and a concierge service, as well as a shopping area with a grocery store, laundry, bike hire and other services.

However, the company’s ambitions do not stop there and go beyond real estate.
The offer will, therefore, be expanded and more residential solutions will be launched, as well as a hotel and branded residences from an international chain.
